3 Simple tips to get your property ready for sale

Modern KitchenWhile us real estate agents often go on about ‘location, location, location’ there’s also a lot to be said for property presentation. A well-presented property is more likely to sell faster than one that is messy and cluttered, so before you put your property on the market it is well-worth taking the time to give it a good spruce up.

Clean and de-clutter – When potential buyers start walking through your home they’re going to want to imagine their new life there without having to think about everyday chores like dirty dishes or cleaning out cobwebs.  Make sure that everything is clean and ready for property inspections including benches, cupboards and outside areas too. If you have a lot of things that you think will need to be thrown away then it could be worth hiring a skip for a day and getting rid of everything at your property that is no longer wanted (you’ll probably need to do this before moving day anyway).

Get organised – Once your property has been cleaned and de-cluttered you have an opportunity to organise everything from scratch and put everything in its perfect place. Pay particular attention to open shelving or anything on display – make sure that it looks neat and helps create the right impression. You don’t want the impression of cluttered spaces while selling as potential buyers may see this as a symptom of a lack of cupboard space. If you have too much furniture or other knick-knacks at your home then it could be worth hiring storage space while your property is on the market.

Inject some personality – While you don’t want any clutter on show, you don’t want your property to look bare and empty either. You can add a little bit of colour and personality with things like cushions, flowers, a bowl of fruit or some artwork. Some people also like to buy new items for their home such as fresh bed linen or towels that can be brought out especially for property inspections.
